Already on a booking engine? What guests actually want at checkout
For UK holiday-let owners · Updated July 2026
If you run your holiday let through SuperControl, eviivo or a similar property management system, you already have a booking engine. This guide is not about replacing it – it is about the guest-facing checkout specifically, and why some hosts on a full PMS still add a simple direct booking site on top for their repeat and word-of-mouth guests.
A PMS like SuperControl is built to run the operational side of a portfolio: channel manager, owner accounting, trust accounting, housekeeper logins. Its booking engine does the job it needs to do. What this guide looks at is narrower – the handful of screens a guest sees between deciding to book and paying – and what tends to make that feel slow or generic rather than quick and personal.
For the full pricing and feature comparison between the two, see our Hostcation vs SuperControl guide.
What guests actually want at checkout
Guest expectations at checkout are set by the platforms they book on every day – Airbnb, Booking.com, Vrbo. Whatever system sits behind your own site, guests are comparing the experience against that, whether they realise it or not. In practice, the things that matter most are simple:
- See the price before committing to a search. Guests want to know roughly what a stay costs before they enter exact dates, not after several steps.
- A simple date picker with real availability. No back-and-forth checking, no separate enquiry step just to find out if a date is free.
- Few steps between choosing dates and paying. Every extra page or form field is a chance for a guest to give up and go back to a platform they trust.
- A page that looks like your property, not a generic template. Guests booking direct are choosing to trust you specifically; a checkout that looks identical to every other listing on the same system undercuts that.
- Clarity on fees before paying. A price that changes at the last step, or a card fee that appears with no explanation, is one of the fastest ways to lose a booking at the final hurdle.
None of this is a criticism specific to any one system – it is a general checkout-design list worth holding your own booking flow up against, whatever runs behind it.
Where a full PMS checkout can feel heavier than it needs to
A system built to serve agencies managing dozens of properties has to solve for things a single-property checkout does not: multi-property search, owner reporting, channel-manager sync across several OTAs, trust accounting on client money. That breadth is genuinely useful for the operational side, but it can mean the guest-facing booking screens carry more steps, more branding that is not yours, and less room to make the checkout feel like it belongs to your specific property.
The cost side, plainly
Approved, publicly checkable figures for both:
| Hostcation (direct booking layer) | SuperControl (full PMS) | |
|---|---|---|
| Price (1 property) | £10/mo annual (£15 monthly) | From £300/yr licence + £200 joining fee + PCI fee (£60–£360/yr) |
| Fee on a direct booking | 0% Hostcation commission (Stripe ~1.5% + 20p applies) | 0% on bookings via SuperControl's own engine |
| Fee on an OTA booking | Not applicable – Hostcation is for your direct bookings | 1% + VAT channel service fee |
| What it is for | A focused checkout for repeat and word-of-mouth guests | Full PMS: channel manager, owner tools, booking engine |
Figures verified against SuperControl's own pricing and help pages – see the full comparison guide for sources and the detailed breakdown. The two are not mutually exclusive: several hosts keep a full PMS for the parts of the job it is genuinely good at, and run a separate £10/mo site for the guests who would book with them directly if the checkout were quicker.
Where this fits: your repeat and referral guests
A second checkout is not about moving every booking off your existing system. It earns its keep with a specific slice of guests: the ones who already know you, or were sent to you by someone who does.
- Repeat guests who have booked with you before and do not need to be routed through the same multi-step flow as a stranger finding you cold.
- Word-of-mouth guests, arriving with a recommendation rather than a search – a quick, personal checkout matches how they found you.
See what that could be worth on your own numbers with the savings calculator, or read the Stirling Riverview case study for what it looks like running on a real property.
Give your direct guests a faster checkout
Keep your existing system for what it does well, and add a simple £10/month site for the guests who already know you. Start a free 14-day trial – a card is needed to start, and you can cancel any time before it ends, so you won't be charged.

Figures for Hostcation and SuperControl are as published on each company's own pricing and help pages, matching the figures already used in our Hostcation vs SuperControl comparison guide. This guide describes checkout-design principles generally; it does not claim to have tested or audited the checkout flow of SuperControl, eviivo or any other named system, and is not a substitute for reviewing your own booking flow directly. Hostcation is a complement to an existing PMS or the booking platforms, not a replacement for either.
