Stirling Riverview: taking bookings direct

Our most honest proof asset is one we live with every day: our founder's own Scottish holiday let runs on a Hostcation direct-booking site, takes real bookings directly from guests, and keeps the commission a platform would otherwise have charged on each one.

This is a real property, real bookings, real money kept. It is also, deliberately, our own apartment — so there are no consent questions and nothing to dress up.

The property is also advertised on Facebook, to put the site in front of guests directly rather than relying only on the big platforms to make the introduction.

The result

The apartment has taken around 20 direct bookings so far this year, ranging from a couple of nights to a full week. Because those guests booked direct, not one of them carried a platform commission. That is the whole point of the model, working in practice on a real property.

What it saved

Airbnb charges most UK hosts a single host-only fee of 15.5%, deducted from the payout. Because this owner is not VAT-registered, the non-reclaimable 20% VAT on that fee takes the real cost to an effective 18.6%. On a direct booking through your own site, that commission is simply 0% — you pay a flat £10/month for the site plus standard card-processing fees (about 1.5% + 20p), whatever the booking value. Use a direct site so the repeat and word-of-mouth guests you have already earned do not keep paying introduction-level commission. We never advise soliciting guests off-platform during an active platform stay or enquiry.

This is our founder's own property, which makes it our most honest dogfooding proof — a real site, taking real bookings, in front of anyone who wants to check it.
