Hostcation vs Lodgify: which direct booking tool for UK hosts in 2026?

For UK holiday-let owners · Updated June 2026

Lodgify is one of the best-known names in vacation rental software, and if you have been looking into direct booking websites you have almost certainly come across it. It is a polished, full-featured all-in-one with a genuine no-code website builder and strong channel management. It is also priced and built for a different scale of host than Hostcation.

This guide compares the two head-to-head for a UK holiday-let owner in 2026: pricing, what you actually pay per booking, the website building experience, calendar sync, and which one makes sense for the size of property you run. We make Hostcation, so treat this as what it is — our comparison — but we have tried to be accurate and fair about where Lodgify genuinely excels.

If you would rather see both on a bigger board, our best direct booking website builders guide compares eight options side by side.

Pricing and what you actually pay per booking

This is where the two tools differ most in practice, and it is worth doing the maths rather than comparing sticker prices.

Hostcation charges a flat £10 per property per month on the annual plan (£15 monthly), with 0% booking commission. The only per-booking cost is the standard Stripe card processing fee (roughly 1.5% plus 20p per domestic transaction). That means a £500 booking costs you £10 in Stripe fees and nothing to Hostcation. A £1,000 booking costs you roughly £17 in Stripe fees — still nothing to Hostcation. The flat fee does not change whether you take 5 bookings a year or 50.

Lodgify's entry-level Starter plan adds a 1.9% booking feeon top of the subscription. That percentage is charged per booking. On a busy property taking 50 bookings a year at £135 a night with a 3-night average stay, the 1.9% fee adds up to real money on top of the subscription cost. To get to 0%, you move up to a higher-tier plan. Lodgify offers a 7-day free trial with no card and states no contract. We have not pinned a hard monthly price here because Lodgify's public pricing was running a time-limited promotion that masked its standard plan prices when we last checked.(Lodgify pricing page)

The honest take: if you take a low volume of bookings, the subscription difference is marginal. If you take a high volume, a percentage fee on every booking adds up fast, and the flat-fee model pulls ahead.

Website building experience

Hostcation builds a personalised booking site for you. You give us a link to your existing listing (Airbnb, Booking.com, or a Facebook page), and our AI generates your site with your photos, description, and live availability — usually in under an hour. You get a custom domain (e.g. your-cottage-name.co.uk) and a working booking flow out of the box. There is no design work on your end.

Lodgify provides a no-code website builder with templates and drag-and-drop editing. You design the site yourself, choose the layout, add your content, and publish it. The templates are professional and the builder is well-made, but it is a DIY process. If you enjoy designing your own site and want full control over every detail, that is an advantage. If you want a ready-to-run site without spending an afternoon on it, Hostcation removes that step entirely.

Calendar sync

Both tools offer two-way calendar sync. Lodgify's channel management is more advanced — it connects to a wider range of channels and is designed for hosts who list across many platforms simultaneously. Hostcation syncs with Airbnb, Booking.com, Vrbo and Sykes, refreshed hourly, which covers the platforms the vast majority of UK holiday-let owners use.

If you list on more than four platforms or need a full channel manager as your central nervous system, Lodgify's broader integration set is a genuine advantage. If you list on the main two or three, Hostcation's built-in sync covers what you need.

Who each tool is for

This is the most important difference, and it is not really about features. It is about scale.

Lodgify is a property management system designed for hosts and managers with multiple listings. It includes automation, guest communication workflows, owner accounting, task management, and reporting. If you run 10 properties with a cleaning team and want to automate your operations, Lodgify is the right kind of tool for that job. The breadth of features justifies the price at that scale.

Hostcation is built for the owner of one or two holiday lets who wants a simple, low-cost direct booking site alongside their platform listings. We deliberately do not try to be a full PMS, because the one-to-two-property owner does not need owner accounting or multi-property task management — they need a site that works, sync that prevents double-bookings, and a flat fee that does not punish them for being busy.

If you are a portfolio manager, Lodgify is likely the better fit. If you are an independent owner of one or two cottages who wants to keep more of your revenue without taking on a suite of tools you will never use, that is exactly who Hostcation is for.

The summary

  • Hostcation is cheaper for low-to-moderate booking volumes — flat £10/mo per property, 0% commission, no per-booking percentage. The saving grows the busier you are.
  • Lodgify offers a broader feature set for portfolio managers who need automation, multi-property reporting, and wider channel integrations.
  • The website experience is different — Hostcation builds it for you from your existing listing; Lodgify gives you a no-code builder to design it yourself.
  • Both offer two-way calendar sync. Lodgify connects to more channels; Hostcation covers the main ones UK hosts actually use.
  • The right tool depends on your scale, not on which has a longer feature list. One-to-two-property owners will almost always be better served by the simpler, flatter-fee tool.

Lodgify competitor pricing was checked against its public pricing page (accessed 18 June 2026). Lodgify's live prices were running a time-limited promotion at access, so its standard plan price is not stated here. Always verify the current price on each provider's own site before deciding. Stripe UK card pricing (~1.5% + 20p domestic) is standard published Stripe pricing. Hostcation is a complement to the booking platforms, not a replacement.
